Richard and Sue Kaul[/u][/font] Docket No. BANDC-SA-2018-252 and BANDC-SA-2018-253 for the sale of a certain parcel of real estate located at 9 Trails End, Lincoln, Maine, notice is hereby given that a public sale will be held [font=font36821]June 29, 2018[/font] at 10:00 a.m. at the offices of Rudman Winchell, 84 Harlow Street, Bangor, Maine.
The property at [font=font36821]9 Trails End, Lincoln, Maine[/font] is more particularly described in a deed recorded in the Penobscot County Registry of Deeds in Book 13626, Page 345 and is depicted on the Town of Lincoln tax maps as Map 169, Lot 010 and is comprised of land only on Long Pond.
Also, being sold is a parcel of land known as [font=font36821]15 Trails End, Lincoln, Maine [/font]which is more particularly described in a Deed in Lieu of Foreclosure from Richard J. and Sue L. Kaul to Brewer Federal Credit Union recorded on July 5, 2017 in the Penobscot County Registry of Deed at Book 14537, Page 100. The property at 15 Trails End, Lincoln, Maine is depicted on the Town of Lincoln tax maps as Map 169, Lot 11 and is comprised of a building and land on Long Pond.
[font=font36821]TERMS OF SALE:[/font] The parcels will be sold separately or in their entirety at the sole discretion of the Seller. Oral bids will be accepted beginning at 10:00 a.m. All bidders will be required to submit a deposit of $5,000 in cash or certified funds before their bid will be accepted. The highest bidder's deposit will be transferred to Brewer Federal Credit Union which sum shall be non-refundable. The highest bidder must also sign a purchase and sale agreement with Brewer Federal Credit Union which requires a closing within 30 days of the public sale, at which time the balance will be due in cash or certified funds, and Brewer Federal Credit Union will deliver a duly executed quitclaim deed without covenant. If the highest bidder does not close as required, the Credit Union may, at its option, either sell the property to the second highest bidder or hold another public sale. Additional or different terms of sale may be announced at the time of sale.
